Tenant Fees & Charges
Holding Deposit
To secure a property, a holding deposit equivalent to one week’s rent is required. This will be offset against your first month’s rent once the tenancy begins. The holding deposit is refundable in certain circumstances in line with government guidance.
Security Deposit
A security deposit equivalent to five weeks’ rent is required for all properties. This deposit is held in a government-approved tenancy deposit protection scheme and is refundable at the end of the tenancy, subject to the terms of the tenancy agreement.
Rent and Unpaid Rent
Rent is payable in accordance with your tenancy agreement. Any unpaid rent will accrue interest at a rate of 3% above the Bank of England base rate from the due date until payment is made.
Lost Keys or Security Devices
Tenants are responsible for the cost of replacing lost keys or security devices. Should a key or device be lost, the tenant shall pay the reasonable cost of a locksmith, charged at £22 per hour, along with any replacement keys or associated costs.
Variation of Contract
If a tenant requests a change to the tenancy agreement (for example, adding a new occupant or amending terms), a variation of contract fee of £50 inclusive of VAT will apply.
Changing an Agreement
If a tenant requests to change the terms of an existing agreement, a fee of £50 inclusive of VAT will apply to cover administrative costs.
Early Termination
If a tenant wishes to end a tenancy early, they will be liable for:
- Rent due under the tenancy until a replacement tenant is found or until the original end date of the tenancy.
- Reasonable landlord reletting costs to cover the time and expense of finding a replacement tenant.
